Pick the closest fit. Wider walls and bigger TVs need extra framework and reinforcement.

Electric fires only. We never install gas. Choose 'none' if you don't want a fire.

Painted plaster is included as standard. Cladding adds a feature finish.

How the maths works

Honest pricing, no hidden assumptions.

Every estimate starts with a base build costof around £3,000 — the framework, recess, NICEIC-certified electrics, plasterboard, taping, skimming and paint. That's the floor for a proper job.

On top of that we add the cost of your five specification choices, using the same £ ranges published on our cost guide. The result is shown as a ±£300 band because the final number depends on small things we can't see from a calculator — joist positions, plug socket locations, whether your wall is true plumb.

Our published range is £3,500–£7,000. Below that, we're cutting corners. Above that, you're into structural work that needs a survey before any number is honest.

Common questions.

How accurate is the calculator?

It's an indicative range based on the five biggest cost factors. Your fixed-price quote — confirmed after a free site visit — will land within £200–£300 of the midpoint shown here in most cases.

Why a range and not a single price?

Until we've measured your wall, checked the ceiling for joists, and inspected your existing electrics, a single number would be a guess dressed up as fact. The range is honest; the quote we send after a site visit is fixed.

What's not included in the estimate?

Your TV (most clients supply their own, or we can buy via trade account for 10–15% off RRP), Gas Safe cap-off of an existing gas fireplace (£150–£250), and Listed Building Consent applications (£200–£400). Everything else is in the quote.

Do you ever quote outside the £3,500–£7,000 range?

Rarely. Anything cheaper isn't a job we can do to our standard. Anything more complex — structural changes, chimney breast removal, full-room joinery — we quote bespoke after a site visit.
