We are a small, focused team. The same two people work your project from day one to handover — framer, plasterer, electrician, joiner. No rotating subcontractors. Joinery is pre-built off-site in our Anerley workshop and assembled in your home on the final two days.
All electrical work is certified to BS 7671 by our NICEIC-approved electrician. You receive the certificate at handover — required by mortgage lenders and solicitors when you sell. Every build comes with a written 1-year warranty.

Most London projects we deliver land between £4,500 and £6,000. Our full range is £3,500 to £7,000, fixed-price after a free site visit. The price depends on cladding choice (painted plaster is included, slatted oak adds £400–£800, marble-effect adds £300–£600), joinery complexity (open shelves £400–£800, full library cabinetry £2,000–£3,500), and lighting specification (warm-white is included, smart RGB upgrade adds £150–£300). No hidden extras, no surprises mid-build.
Most premium builds take one to two weeks from start to finish. Day 1–2 is framing and first-fix electrics. Day 3–4 is plasterboard, taping, and skimming. Day 5–6 is electric fireplace and TV mount installation plus joinery delivery and assembly. Day 7–8 is painting, lighting commissioning, and final cable management. The same two-person team works your project from day one to handover — framer, plasterer, electrician (NICEIC, in-house), joiner.
Either. Most clients pick their own to get exactly the size and brand they want, and we order through trade accounts at 10–15% off RRP. Common premium picks: Dimplex Optimyst (the most realistic water-vapour flame, £700–£1,500), Solution Fires SLE140 (LED flame with sound, £450–£900), or Acantha Vertex (extra-wide panoramic, £1,200–£2,000). For TVs, we wall-mount up to 85 inch with reinforced ply behind the recess. Whatever you choose goes on the quote so the price is transparent.
Yes, both are common — the chimney breast often gives you the depth you need without losing extra floor space. If you have a working gas fireplace, the gas supply needs capping by a Gas Safe engineer (£150–£250) before we frame over it. If the flue is still in use higher up, we leave a small ventilation gap behind the framework as required by Building Regs Part J. Removing the existing surround and tiled hearth is included in the quote.
Up to 85 inch comfortably. Most London living rooms suit a 65 to 75 inch TV based on viewing distance (2.5–3.5 metres sofa-to-wall is typical in a Victorian or Edwardian sitting room). 1930s semis and larger rooms with longer viewing distances can take 75 to 85 inch cleanly. The TV recess is framed with reinforced ply behind the mount so the full weight sits on solid timber, not just plasterboard. Cables run hidden through the framework to your AV cabinet.
We handle everything. The electrical work is part of the build — first-fix wiring before plasterboard goes on, second-fix at the end. All electrical installations are certified to BS 7671 (the 18th Edition IET Wiring Regulations) by our NICEIC-approved electrician. You receive the NICEIC certificate at handover — required by mortgage lenders and conveyancing solicitors when you sell. No separate electrician call-out, no chasing different trades for the certificate.
It can, but the heating is supplementary rather than primary. Most premium electric fireplaces output 1–2 kW — useful for taking the chill off a 15–20 m² living room on a mild day, not a replacement for central heating. The flame effect runs independently of the heat element, so you can have the visual on without the heater in summer. The heat is regulated by a built-in thermostat with remote control.
Yes. Standard is warm-white LED strip (3000K) with a wall-mounted dimmer. Smart-controlled upgrades (Philips Hue, LIFX, Govee) add £150–£300 and integrate with Alexa, Google Home, or Apple HomeKit. Behind-TV bias lighting is a popular addition (£60–£120 extra) — softens contrast for evening viewing and reduces eye strain. All LED installations include a 24V low-voltage transformer in a fire-rated enclosure, signed off as part of the NICEIC certification.
Planning permission, no — media walls are internal works. Building Regulations apply to the electrical work (Part P, certified by our NICEIC electrician) and that's it for standard builds. If your property is in a Conservation Area, no consent is needed for internal works. Listed buildings need Listed Building Consent for any work touching original features — we check the listing status at the survey and handle the consent application as part of the project if required (£200–£400 extra).
All of Greater London, with most projects in South East and South West London — Dulwich, Clapham, Bromley, Crystal Palace, Balham, and the surrounding areas. Our workshop is in Anerley (SE20), 15 minutes from most properties we work in. Joinery is pre-built off-site where the cuts are cleaner and the spray finish is dust-free, then assembled in your home on the final two days of the build.
A 1-year written warranty on the build (framework, joinery, finishes, plasterwork). The NICEIC certificate gives 6-year insurance-backed cover on the electrical work. Manufacturer warranties on the fireplace are typically 2–5 years depending on brand. Smart LED kits have 2-year warranties. If anything goes wrong in the warranty period, we come back and fix it at no charge — no diagnostic fees, no quibbling. We hold £5 million Public Liability insurance.
