What changes the price
Five factors, no hidden extras.
Wall width and TV size
A 3.5m chimney breast wall takes a 65-inch TV cleanly. A 4.5m wall-to-wall configuration suits 75–85 inch. Larger TVs need reinforced ply mounts (+£100–£200) and bigger cable management runs.
Fireplace model
Budget LED panoramic fires sit around £400. Premium Dimplex Optimyst with realistic water-vapour flame runs £700–£1,500. Wide-format Acantha Vertex models reach £2,000.
Cladding choice
Painted plaster is included as standard. Slatted oak adds £400–£800 for a feature panel. Marble-effect porcelain adds £300–£600. Veneered MDF adds £500–£1,000.
Joinery complexity
Simple open shelves add £400–£800. Doored cabinetry with drawers adds £1,200–£2,000. Floor-to-ceiling integrated bookcases (library style) add £2,000–£3,500.
Lighting specification
Warm-white LED (3000K) with dimmer is included as standard. RGB smart LED upgrade adds £150–£300. Bias lighting behind the TV adds £60–£120.
