What are the common media wall mistakes?

Most media wall mistakes are timing mistakes. Get the screen size wrong and it locks the moment the recess is framed. Skip reinforced ply or acoustic insulation and it locks under the skim. Skip the BS 7671 certificate or the freeholder's written consent and it never unlocks, because a buyer's solicitor will ask for both.

What are common media wall mistakes?

The ones people notice are visible. A screen sized for a showroom rather than the room it lands in. A mount set too high because the fire had to sit underneath it. A recess too shallow for the set that eventually arrives. Sockets and HDMI runs decided after the plasterboard went on. Each of those is a planning failure rather than a workmanship failure, and each costs nothing to avoid at the survey.

Two more turn up on our own site visits. Buying the fire last is the first, because the fire width sets the recess width. Put a 1.4m wide-format unit on a 1.2m Clapham chimney breast and the opening has to break out past the breast onto the flat wall either side, which is a design decision rather than something to discover on framing day. Expecting the fire to heat the room is the second. Most premium electric fires put out 1 to 2 kW, which takes the chill off a 15 to 20 m² sitting room on a mild evening and no more than that.

The expensive mistake is the cheap quote. Our published floor is £3,500 for a complete build, and the tier most of our work lands in runs £4,500 to £5,500. A number well under the floor is not the same wall for less money. Something has been left out, and it is usually the electrical certificate, the plywood behind the mount, or both.

Which mistakes can still be fixed, and when does that stop?

Sort the list by the point of no return and it becomes something you can act on. Screen size, fire model and wall proportion cost nothing to change up to the morning we frame. After that the recess is set in timber.

Two things have to happen before the framework goes up. A live gas supply to the old fireplace must be capped by a Gas Safe registered engineer, quoted separately at £150 to £250 because it is a different registration to ours. Where the flue above is still working, Part J is why we leave a ventilation gap behind the framing, and sealing an airtight box over a live flue puts condensation inside a wall that is three weeks old.

The real deadline is the day before boarding. First-fix sockets, spare conduit for a future HDMI standard, plywood carrying a 40 to 50kg screen and arm, and Rockwool RWA45 acoustic fill all have to be in by then. The acoustic layer is £150 on a Clapham terrace and £200 in a converted flat, and it drops bass reaching the neighbours by 60 to 70 per cent. Adding any of it later means opening the skim.

Cladding and joinery are the forgiving end. They stay changeable almost to handover, at published adders. Slatted oak runs £400 to £800, marble-effect porcelain £300 to £600, doored cabinetry with drawers £1,200 to £2,000, and library joinery £2,000 to £3,500.

Which media wall mistake follows you to the sale?

The paperwork. A wall can be rebuilt; a certificate cannot be back-dated. Media wall electrics come under Part P, a new circuit run for the wall is notifiable to Building Control, and the installation has to be certified to BS 7671. Without that document the work becomes a question on the TA6 Property Information Form. The buyer's solicitor then wants either retrospective regularisation from the council or a building regulations indemnity policy before exchange. Our NICEIC-approved electrician is in-house, so notifiable work is self-certified instead of going to the council, the certificate is issued on the final day, and it carries six-year insurance-backed cover.

Two consents belong in the same category. A leasehold flat almost always carries an alterations covenant, and framing fixed to the wall trips it, so written consent goes in before we start and usually comes back inside two to four weeks. A statutorily listed property needs Listed Building Consent, £200 to £400 and roughly 8 to 12 weeks through Southwark. Removing a chimney breast is a different job again, whatever the design blogs imply: structural, notifiable to Building Control, inside the Party Wall Act 1996 where the breast sits on the shared wall, and an undocumented removal is one of the first things a London conveyancer hunts for.

Across 128 installs in our five main areas the geometry repeats. In Clapham the front rooms are tight — 3.2 to 3.8m across — and the chimney breast rarely stretches past 1.2 to 1.4m, which is why 65 inch is the screen size that fits and the finals there land at £4,500 to £5,500. Bromley flips that equation: its 1930s semis are 4.0 to 4.5m with no breast at all, so 75 and 85 inch screens are common and the same specification lands at £5,400 to £6,500. One mount height and one depth figure for the whole city is no use in a Balham basement flat with a 2.4 to 2.6m ceiling, where the answer is a 55 inch screen and a slim wall-effect fire rather than the same wall shrunk.

The consent mistakes are London mistakes. In Crystal Palace, leaseholders make up roughly 60 per cent of our flat clients, and every one of them needed the freeholder's permission in writing before we started. We draft the method statement and attach the certification. In Balham we check Wandsworth's planning portal for locally listed Hyde Farm addresses before quoting, because a heritage design statement adds £150 to £250. Parking is the small one people forget. Visitor permits for a one to two week Clapham build come to £40 to £80, and they go on the quote rather than arriving afterwards as a surprise.
